The $2.5B plan to lure millennials into new houses
Integra Investments secured the refinancing for Artsquare at Hallandale Beach from Hunt Real Estate Capital. Artsquare is a 358-unit, Class-A project at 401 North Federal Highway that was completed in 2018. The project has six buildings and sits on a 2.7-acre parcel.
A development team has a $2.5 billion plan to lure millennials — and some Gen Xers — out of amenity-filled apartments and into thousands of new houses across the country.
Miami-based Partners Global City Development and Brazil-based Leste investment management firm want to construct 10,000 new houses and townhomes in the build-to-rent space, The Real Deal has learned.
The plan is on an aggressive timeline, with the venture aiming to build the houses in 30 communities over the next five to seven years.
Those communities will be under the Cassa Life brand, and will be geared toward renters between 25 and 44. Many of them are currently living in high-rise buildings in their cities’ downtowns, paying high rents for small spaces, said Brian Pearl, principal of Global City Development.
The target resident wants to move away from micro and co-living product, and is not looking to buy a home, either because they prefer renting or they’re priced out of the homebuying market.
At Cassa Life communities, residents would be paying the same or less in rent for double the space. “As people get married or get pets, have children … there’s a lot of life events where people need more space,” Pearl said. “The problem with urban living today is a lot of units are getting smaller and smaller.”

Miami Enjoys Both Condo, Home Sales Spikes in September
Total Miami-Dade County home sales increased 10.9% year-over-year, from 2,019 to 2,240. With consumer confidence rising, unemployment low, job creation high and increased migration to Florida, Miami real estate should enjoy steady growth.
Based on new data by the Miami Association of Realtors, Miami-Dade County single-family home sales, condo sales, median prices, dollar volume and luxury transactions all increased year-over-year in September 2019.
Miami single-family home and condo sales jumped by double digits. Single-family home sales increased 10.4% year-over-year, from 978 to 1,080. Condo sales increased 11.4% year-over-year, from 1,041 to 1,160.

The Una Residences—a sculptural 47-story condo tower proposed for 175 SE 25th Road in Brickell—took a key step forward this week by gaining the approval of Miami’s Urban Development Review Board.
The 579-foot-tall building will contain 137 units, 251 parking spaces, and a public baywalk with landscape design by Enzo Enea. Una comes from developer OKO Group and Chicago-based Adrian Smith and Gordon Gill Architecture—a firm that designed some of the globe’s tallest buildings including the 1-kilometer-tall Jeddah Tower currently under construction in Saudi Arabia.
